With all the technology out there, why should a buyer or seller need a REALTOR®?
A REALTOR® is trained in every aspect of the real estate transaction and can interpret the technological jargon into everyday language. Who represents who?
REALTORS® can represent a buyer and REALTORS® can represent a Seller. But at the same time a REALTOR® can represent both parties in a transaction creating a Dual Agency relationship. For the seasoned professional REALTOR® this is normal course of business. In a Dual Agency relationship, the REALTOR® is trained to keep everyone on the same page providing for a smooth transaction.
A property that is “Listed” for sale is represented by a Listing Agent, which is the REALTOR® that the Seller chose to represent them. If a Buyer wants to enter into a Dual Agency relationship, they would call the number on the sign on the property and reach the REALTOR® that the Seller chose. If the buyer wishes for that agent to represent them as well, that REALTOR® would become the Dual Agent in this transaction.
On the otherhand, a Buyer can also seek out the REALTOR® that they wish to work with as their first step. The REALTOR® will represent the Buyer to find their dream property.
Why not offer your property FSBO (For Sale by Owner) and cut out the REALTORS® all together?
When an unrepresented buyer approaches a For Sale by Owner, they are taking a risk that the Seller will not follow normal protocol during the sales process. Without the proper paperwork, a buyer is risking many aspects and could potentially lose money, waist time and end up missing the opportunity to buy the house or property. In real estate, if it is not in writing, it does not count. Having a REALTOR® protects you by following the normal protocols which will most likely end up saving you money in the long run.
