About this property

Absolutely stunning 298.58 acres of Prime land on hwy 435 for just $4,685 per acre! This land was originally 369 acres ( "Original tract" before it was subdivided into 5 parcels ( see color coded aerial and refer to attached appraisal analysis document) .This tract has 595 feet of Hwy 435 frontage and fronts a large, approx 40 acre lake lake in the back of the property. It is zoned residential ( A1- one house per acre & A4-four houses per acre) and would be perfect for an estate property or investment piece with opportunities for possible residential development. The land is located directly across from Money Hill. There is a lot of growth occurring in this area of Abita Springs, so the opportunity to own a choice parcel with this much hwy frontage and acreage is one that should be thoroughly explored. Also, there is a new four-lane highway opening up approximately three miles up the road from here, which is expected to significantly increase development in the near future. In addition to this tract ( Original Tract) There were four other adjacent, smaller tracts which all sold for approximately $14,000 per acre. This data is presented in the appraisal analysis that is attached. The subject property was sold over a year ago, however the purchasers were unable to complete the terms of their financing agreement, and the land is now available again. The attached appraisal was completed in 2025, and was valued at $1,492,000. The beauty ,appeal and value of this land simply cannot be overstated and must be seen in person, although this drone footage is pretty amazing! https://vimeo.com/875019377
