A first-time buyer’s checklist for Acadiana
By Guidry & Co. Real Estate, Inc. ·

Buying your first home is exciting, and a little planning makes it much less stressful. Here’s the order most of our first-time buyers follow.
1. Talk with an agent and a lender
A short consultation helps you understand the market, and a lender pre-approval tells you what price range to search. Sellers take pre-approved offers more seriously.
2. Know what you need
List your must-haves (bedrooms, commute, schools) and nice-to-haves. It keeps tours focused and decisions easier.
3. Sign a buyer agreement, then tour
Before touring with an agent you’ll sign a written buyer agreement that explains how your agent represents you. Ask any questions before you sign.
4. Offer, inspection and closing
Your agent prepares an offer based on recent comparable sales, then guides you through inspection, appraisal and closing.
