A REALTOR’s Guide to Architectural Styles

By guidryandco | Guidry & Company Tips, Real Estate Tips | Comments are Closed | 15 May, 2024 | 0

As a REALTOR®, understanding common architectural styles can be the key to matching clients with their dream homes. Beyond aesthetics, each style carries its own unique history, charm, and features, making it essential knowledge for any real estate professional. Guidry & Company Real Estate is a valuable resource for learning the most common architectural styles and how they can inform your approach to finding the ideal property.

Common Architectural Styles

There are many common architectural styles for residential homes. A REALTOR® may encounter a variety of these depending on their location and their client’s budget. While there are many other styles, real estate agents most often see the following types when looking for residential spaces.

Colonial

As its name suggests, Colonial-style homes reflect the influences of early American settlers. These traditional homes are typically characterized by evenly spaced shuttered windows and often have other features such as chimneys, dormers, and columns.

Mid-Century Modern

Emerging in the post-World War II era, Mid-Century Modern homes are identifiable by their long planes and open-space floor plans. These simple houses emphasize connecting to the outdoors with their large, floor-to-ceiling windows.

Tudor

Popularized in the 1920s and 1930s, Tudor homes remain popular in suburban areas of the United States. These properties often have steeply pitched roofs, intricate brickwork, bay windows, and arched or rounded doorways.

Victorian

Victorian homes are staples of many historic districts in America. They are characterized by vibrant colors, ornate detailing, wrap-around porches, and asymmetrical shapes.

Craftsman

Sometimes referred to as “bungalows,” Craftsman-style properties are recognized for their wide front porches supported by tapered columns, triangular (gabled) roofs, and overhanging eaves.

Why are Architectural Styles Important?

The ability to identify architectural styles as a REALTOR® brings a great understanding of a home’s history, condition, and key selling points. In the case of historic homes, agents must be especially familiar with their unique property values. For more modern properties, the style of a home can allow sellers to highlight desirable and standout features that will interest buyers.
